- Booking confirmation against 50% advance payment.
- Balance payment should be paid at the time of check-in.
- The rates inclusive of lunch, tea/coffee with snacks, dinner and breakfast.
- No transfers are included in the rate.
- Children above 5 years are chargeable.
- A/C will function only from 08:00 PM to 07:00 AM except in Luxury and Premium Houseboats
- The rate published on the website are not valid during Weekends, Holidays and Peak dates.
- Food suggestions (spicy, veg or non-veg, coconut oil or sunflower oil) should be informed prior to the arrival.
- Special dishes can be arranged on informing two days prior to the arrival by paying extra charge and it is subject to availability.
- Management will not be responsible for delay in cruise due to customer’s late arrival.
- Check-in time is 11.30am and check out time is 9am. Late Check-in and Early Check-out is possible as per the customer travel schedule.
- If you are not satisfied with the boat or the facilities, you must inform the management before starting the cruise. The management will not be responsible for any refund after the completion of stay. Please check the boat and facilities on arrival time itself.
- As per the guidelines of FRRO, Government of India, for submitting C-Form it is mandatory to share the copy of Passport and Visa of each foreign travellers (Visa page and Address page) to the boat Manager/staff at the time of check-in.
Houseboat Terms & Conditions
- 1.1 Browse our villas/apartment portfolio and select the villa/apartment that suit your requirements.
- 1.2 Complete the enquiry form. The more information you provide the faster we will respond.
- 1.3 Once we receive your enquiry we will check availability of the villa/apartment and we will notify you of the property’s availability and provide the booking price.
- 1.4 If you decide to proceed with the booking we require a 25% non refundable deposit to confirm the booking (except for bookings made less than 8 weeks prior to arrival (See 1.5). Once we receive your non-refundable deposit we will confirm the booking, notify you of the remaining balance and when payment is due. Please note that the booking is not confirmed until we have received this deposit or full payment (See 1.5).
- 1.5 Full payment is payable for bookings made less than eight weeks prior to arrival.
- 1.6 We will raise an invoice/confirmation mail which serves as a legal rental agreement/contract.
- 1.7 We will require the names and ages of all the members of your party and your residential address. The lead tenant certifies that he/she is authorized to agree to our terms on behalf of all persons included in the booking, including any persons who may be substituted/added at a later date.
- 1.8 The lead tenant must be a member of the party occupying the villa/apartment and must be over 21 years of age.
- 1.9 Please notify us in writing if you have any special requests at the time of making the booking. All special requests are subject to availability and are not part of our contractual obligations unless specified. 2.Payment
- 2.1 Home Away Leisure Holidays Private Limited processes all client enquiries and administers the booking procedure.
- 2.2 The prices quoted on our website are for a rental period of one week. For part weeks thereafter the rate is calculated on a per day basis. The minimum rental period for our properties in some months is 3 nights.
- 2.3 Where a rental period spans two pricing seasons the price is calculated on a per day basis. Exceptions may apply.
- 2.4 We will allow 7 working days from the date of your reservation for payment to reach us, after which we may release your reservation. Within this period if we receive any other reservation we will inform you via mail/phone whether you want to confirm your booking or not.
- 2.5 The full balance is due no later than 8 weeks prior to arrival at the villa/apartment.
- 2.6 Bookings made within 8 weeks of arrival must be paid for in full.
- 2.7 If the balance is not paid within 8 weeks prior to arrival we reserve the right to cancel the booking and the deposit will not be refunded.
- 2.8 We accept all the credit card payments through Pay pal.
- 2.9 We accept payments in Indian rupees from Indian residents. Payments can be deposited at any HDFC bank in India or remitted to our account at HDFC in Kerala.
- 2.10 All prices published on this website are subject to change without prior notice. 3. Security deposit
- 3.1 A security/damage deposit is required to cover the unlikely event of damages or breakages. This will be refunded minus any appropriate deductions. The terms of payment and the amount vary according to each villa/apartment and circumstances.
- 3.2 We reserve the right to retain the security deposit to pay for damages, breakages or thefts during your stay at the villa. Should the security deposit prove inadequate to fully cover the costs that may arise, we reserve the right to invoice you for the balance. 4. Cancellation of the booking by you
- 4.1 The lead tenant must provide written confirmation of cancellation. The cancellation will come into effect once it is received by us.
- 4.2 A cancellation fee will apply as follows:
56 days prior to arrival - deposit only.
45-55 days prior to arrival - 50%
45 days prior to arrival - 100% - 4.3. We reserve the right to reduce the cancellation fee at our sole discreti 5. Cancellation of the booking by us
- 5.1 In the unlikely event that we have to cancel your reservation we shall make every effort to make alternative arrangements. If we are unable to find alternative arrangements, we will refund your full payment.
- 5.2We are not liable for the charges incurred for re-arranging your travel plans. 6. Identification
- 6.1 In compliance with Indian law we require the following:
- 6.2 For Indian Nationals: Each member of the party should bring ID proof and a photocopy of either of these: ID card, Passport, Driving License, PAN card.
- 6.3 For Non Indian Nationals: Each member of the party should carry their passport containing a valid Indian visa including a photocopy of the picture page and visa page.

- 7.1 Clients should use their own judgment in choosing which services they opt for. We cannot be held liable for the quality and/or safety of the services chosen by the client. 8.Check In and Check Out
- 8.1 Check in and check out times can be flexible to suit your travel plans. In order to help with a smooth handover check in time is 14.00 hrs and check out is 11.00 hrs.
- 8.2 If these times cause you difficulty, please advise us at the time of booking. We will not be able to guarantee any changes can be made after the booking.
- 8.3 Upon your departure from the villa/apartment it is your responsibility to return all keys and remote controls for appliances that belong to the villa/apartment. You will be charged a replacement value of lost items which will be deducted from the security deposit. 9. Sound pollution and behavior
- 9.1 The sound pollution law in India is very strict. It is prohibited by the law to play loud amplified music outside after 10pm. The tenant must accept responsibility not to act as a nuisance or annoyance or cause damage to the premises or adjoining premises. The tenant and guests are not permitted to use the property for illegal or immoral purposes. 10.Website accuracy
- 10.1 We have described the villa/apartment and surrounding gardens and vicinity upon our inspection of the properties. We have attempted to describe the atmosphere, facilities and layout of the properties as per our observations. Small differences between the property and its description may occur and we cannot be held responsible for differences in opinion in regards to the condition of the property.
- 10.2 Furnishings and equipment might be replaced for various reasons and will not be reflected on our website. 11. Our liability to you
- 11.1 The villa/apartment may have dangers such as swimming pools, steep steps, unfenced drops and undulating gardens. We do not describe any villas/apartment as being totally child friendly. Swimming pools are used at your own risk. You accept complete liability for any accidents caused by or arising out of your own negligence, misuse of the villa/apartment or failure to comply with local laws and regulations, including any caused due to alcohol and/or any drugs or medicine of any kind.
- 11.2 We do not accept any liability for any loss or damage to your property or for any distress howsoever arising.
- 11.3 We will not be held responsible should villa/apartment a facilities undergo modification or become unavailable due to problems outside our control like local civic issues of water, electricity and/or fuel shortages. Should we receive prior indication of any change in facilities we will notify you as soon as is reasonably possible. This will not constitute reasonable grounds for cancellation of your booking. 12. Access to the property
- 12.1 We may visit the property only if the tenant is informed in advance and the date and time is agreed, except when any complaint is made by neighbours, staff members or the local police etc. If we receive information that persons, other than those guests mentioned above, are occupying the property, we have the right to visit the property without any prior appointment.
- 12.2 Prior to your departure, the house-in-charge shall be allowed access to inspect the property. They also have a right to access the property during your stay if urgent maintenance is required. 13. Passports, visas and health requirements
- 13.1 It is your responsibility to ensure that you have a valid passport and visa (if applicable).
- 13.2 It is your responsibility to ensure your passport and travel documents are intact. You may not be able to travel if they are damaged or they have been tampered with. We are under no obligation to assist you if you are refused to travel. 14.Insurance
- 14.1 It is a strict policy requirement that all members of your party have comprehensive travel insurance. Please consult your travel agent or insurance company. We may require a copy of your policy. We cannot be held responsible for problems arising out of the organisation of your insurance.
- 14.2 The tenant’s belongings, furnishings or equipment within the premises are his/hers responsibility and are not covered under villa/apartment’s insurance. 15. Government taxes
- 15.1 Prices are subject to central and local government taxes and conditions apply. The tax rates can change according to government notification. If the government changes a tax rate or introduces a new tax this will be reflected in the rental price. If there is an increase in a tax rate we are required to increase the price without notice
Villas/Apartments Terms & Conditions
1.Booking Procedure- No transfers are included in the mentioned rates.
- Children above 5 years will be chargeable.
- Check in possible during 8:00 AM to 5:00 PM as per your travel plan.
- If you are not satisfied with the boat or the facilities on it, you must inform the management before starting the cruise. The management will not be responsible for any refund after the completion of your cruise. Please check the boat and facilities on your arrival time itself.
- In sunset/sunrise cruise, the view of sunset/sunrise depends on weather and any failure of its view due to bad weather will not be a reason for the cancellation/refund of booking.
- In the bird watching cruise, watching the birds depends on weather and season. If you were unable to watch the birds due to weather change or seasonal change, it will not be a reason for the cancellation/refund of booking.
- The rate mentioned will not be valid during Vijaya Dhasami/Dussehra, Deepavali, Christmas & New Year Holidays
